The single most distinctive number here is that 46.4% of the entire housing stock — 14,201 units — went up between 1980 and 1989, with 89.2% of it built before 2000. That is not a smooth replacement stream, it is a synchronised cohort, and every building component with a service life shorter than the building inherits its shape.

The sharpest single observation: phhvac.com trades as "Palm Harbor HVAC" and its own contact block reads 1040 Kapp Drive, Clearwater, FL 33765. A Clearwater business has taken the town's name as its brand and holds page one for it.

The displacement is real and Clearwater is not its main source. Of the eleven out-of-town page-one providers whose base city could be read, Clearwater accounts for two. The rest come from Dunedin, Tarpon Springs, Odessa, Tampa and Sarasota. Palm Harbor's search gravity runs north and east into Pasco at least as hard as it runs south, which is worth saying plainly on a site organised around Clearwater.

The local press draws the same map. Beacon Media bundles Palm Harbor with Safety Harbor and Oldsmar; Clearwater is bundled with Dunedin. In the only locally-produced geography of this county that exists on the free web, Palm Harbor and Clearwater are in different sections.

The Greater Palm Harbor Area Chamber of Commerce, formed in September 1977 to serve Palm Harbor, Crystal Beach, Ozona and East Lake. Its member directory renders name, street, city, ZIP and phone server-side, which makes it directly usable as a name-address-phone consistency check.
